Pre-approval Process & Requirements

By using our direct in-house lender, VanDyk Mortgage Corporation, you will expedite the process and have access to the loan originator even after business hours. Below are the complete instructions and requirements as written by our Senior Loan Originator.

“My process is very simple, streamlined, and personalized, VERY different than the “Big Banks.” To begin the process, please find below, the list of items needed for a full Pre-Approval. This will give me the info I need to begin the process, so I can confirm the numbers I’m working with on your application, and complete your mortgage qualification. Upon receipt of your documents (listed below), I’ll pull your credit. I’ll then advise you of your pre-approval, and your maximum approved payment.”

“The whole process is typically completed within 48 hours, of receipt of your completed application & the documents listed below!”

“To expedite the application and Pre-Approval process, please complete My Electronic Application, at your earliest convenience … This will give me the personal info I need to begin the process. Please remember to please, fully complete the application. Enter both, residency and employment, and please cover the last 2 years completely.”

Documents Needed for Mortgage Approval

1) 2015 & 2014 Income Tax returns. Please include all schedules. If you are self-employed and have a corporation, please include those returns as well.
2) 2015, 2014 & 2013 W-2’s and/or 1099 forms.
3) Most recent 30 days of paystubs, from any & all jobs employed at, for ALL borrowers.
4) Most recent 2 months bank statements (September and October) and asset accounts. If quarterly, (Savings, 401K, Money Market or Mutual funds) one statement is fine. Please include all of the pages, even if they are blank. (ALL Borrowers)
5) Copy of Driver’s License & Social Security Card (Front & Back) (All Borrowers)

“Again, please gather and forward the documents listed above to me, at your earliest convenience. I’ll confirm the numbers I’m working with, we’ll run your credit & complete your mortgage qualification. These documents can either be scanned & emailed to, or faxed to (305) 239-8925. You are also more than welcome to bring them to my office in Aventura. The fax will be sent to me via email, so feel free to send anytime. You do not need to notify me when it’s being sent, and I do not require a cover letter.”
